    • The site for this home was extremely challenging. It was located on a piece of land which was classified as having an “iconic view”. As a result no part of the building including the roof could be higher than the road level. The site fell 10m from the boundary to the building line and was on the north side of a low set house, so northern sun needed to be retained to the existing southern neighbour. The site negatives were turned to positives where a large courtyard area was created in the centre of the southern wall which enabled northern sun to penetrate to the southern neighbour. This also created a fabulous level entertaining area for one of the main levels of the home on an extremely steep site. Easy indoor outdoor flow is a feature on all levels with covered verandahs, terraces and the courtyard opening easily in to the internal spaces. The house enjoys a stunning view over the Spit with magical sunsets beyond.
